After a few months of a surging market, there was a decline and shift in real estate activity for April. The Fraser Valley Real Estate Board reported a 35% sales decrease compared to March 2022.
Here are some other highlights from the April 2022 report.
Detached, Townhouse and Apartment Sales Decrease
A total of 550 detached homes were sold in April 2022, a 56.5% decrease compared to April 2021. Townhomes had a 48.5% decrease compared to April of last year with only 388 sold townhomes. Apartments had the smallest decrease in sales with a total of 552 sold, with only a 20.5% decrease from April 2021.
Median Prices Have Decreased
A positive outcome for those on the market and those thinking about buying; median prices have decreased in all housing areas! Compared to last month, detached homes saw a median price decrease of 4.8%, townhomes down 3.9%, and apartments with a decrease of 0.6%.
Although we saw a decrease in last month's home value the overall median median prices have seen a good increase year over year; detached homes saw a median price Increase of 22.1%, townhomes up 25.5%, and apartments with an increase of 25.9%.
